About the Opportunity

We are currently recruiting for a Building Manager to join our team. The role will be based at our Warrington office on a 12-month fixed term contract with the potential of extension.

Responsibilities: 

The building manager will be responsible for:

  • Planning, coordinating and safely delivering planned and reactive maintenance activities across the offices and laboratory facilities.

  • Managing maintenance priorities to minimise disruption to laboratory operations and ensure facilities remain safe, compliant and fit for purpose.

  • Maintaining accurate records of maintenance activities, statutory inspections and compliance actions within the computer-aided facilities management (CAFM) system.

  • Coordinating external contractors and suppliers, including procuring services, supporting contract negotiations and monitoring the safety, quality and performance of work delivered.

  • Managing permit-to-work arrangements and ensuring that appropriate safe systems of work are established and followed.

  • Acting as a key point of contact for building owners, landlords, contractors and other facilities stakeholders.

  • Coordinating building induction arrangements and ensuring that employees, contractors and visitors understand relevant building requirements.

  • Supporting the identification, planning and delivery of building improvements and minor works.

  • Working closely with laboratory managers and other stakeholders to understand operational requirements, resolve facilities issues and coordinate work effectively.

  • Monitoring facilities-related risks, issues and actions, escalating significant concerns to the Head of Site Operations where appropriate.

Here’s What You’ll Need

  • A minimum of five years’ experience in a similar building, facilities or maintenance management role.

  • Experience of managing planned and reactive maintenance activities, preferably within laboratory, engineering, industrial or other technically complex facilities.

  • A relevant qualification in engineering, building services or facilities management, such as an HNC, HND or IWFM qualification, is highly desirable.

  • A good working knowledge of relevant health and safety legislation, statutory compliance requirements and safe systems of work.

  • An IOSH or NEBOSH qualification is highly desirable.

  • Experience of managing contractors, suppliers and service providers.

  • Experience of using a CAFM system or equivalent facilities management system.

The successful candidate will be:

  • Able to communicate professionally and effectively with individuals at all levels, both verbally and in writing.

  • Well organised, with the ability to manage multiple activities and conflicting priorities.

  • Proactive and practical in identifying and resolving building and facilities issues.

  • Able to work collaboratively with laboratory teams, contractors, suppliers and other stakeholders.

  • Safety-conscious, with strong attention to detail and a disciplined approach to compliance and record keeping.

  • Comfortable taking ownership of issues and seeing actions through to completion.
