We are seeking a BMS Control Room Operator team member for our client site in Groton, CT. The successful candidate will have outstanding skills and will be committed to working with others to deliver best in class, unparalleled excellence in customer service and satisfaction.  

HIRING SALARY RANGE: $38.00 -$42.00 per hour (Salary to be determined by the education, experience, knowledge, skills, and abilities of the applicant internal equity, and alignment with market data.

To ensure 24/7 coverage, these positions work 12-hour shifts on the “Dupont Schedule” with 4 teams.  The BMS Control Room Operator operates and monitors the customer site (including satellite location) building and select utility systems to:

  • Monitor and maintain building conditions utilizing the site Building Management System (BMS) within required parameters for ongoing scientific endeavors.
  • Respond to, investigate, report and as able to, restore conditions/services upon recovery from alarm, planned and unplanned/abnormal events. Examples include:  power outages, system failures, etc.
  • Supply critical services to the site including Chilled Water, Nitrogen, Air, Steam
  • Respond to telephone inquiries, provide quality service to customers and associates inquiring about alarms and environment or equipment conditions.

Essential Functions:

The position will require the following:

  • Chilled water – Operation of the Central Utilities Bldg. (CUB) I, and CUB II
  • Distribution of nitrogen, steam, air, Lab Waste.
  • Perform equipment rounds, record data and correct operating equipment deviations.
  • Monitor Building Management Systems (BMS) to ensure space condition are in accordance with building and scientific requirements.
  • 1st response to alarm conditions providing customer service, including escalation where appropriate.
  • Perform corrective action for abnormal events or system failures.
  • Log keeping and record retention for systems including regulatory requirements maintaining system performance within permitted levels.
  • Monitor remote sites and provide alarm response.
  • Actively seek out continuous improvement in system operation

Technical Skills:

  • Knowledge of HVAC Systems and support equipment operation and control theory including air handlers
  • Knowledge of large chiller plant, cooling towers, and support equipment including knowledge of refrigeration cycles and process cooling
  • Ability to make minor repairs or control equipment resets to operating or non-operating equipment depending on need.
  • Ability to take readings, measurements, and complete data sheets. May be required to make decision based on readings.

Decision Making:

  • Execute sound judgment in the starting/stopping of building equipment, take measures to preclude inadvertent disruption of services.
  • Maintain a detailed and accurate log of events and actions taken.
  • Knowledge of utility infrastructure, research building layout, and area criticality
  • Knowledge of building utility isolation valves
  • Ability to read system blueprints and/or process flow diagrams.
  • Experience with or demonstrated ability to apply knowledge of computer system operations to a Distributed Control System (DCS) for the supervision and operation of equipment.
  • Knowledge of Preventive Maintenance Programs
  • Research, draft, authorize, and/or administer safety permits such as Lockout/Tagout, Safe Work Permits, Confined Space Permits, Hazardous Work Permits, etc.
  • Other duties as assigned.

Communication:

  • Knowledge of Microsoft Windows, Word, Excel, Outlook and SharePoint
  • Ability to communicate clearly via phone
  • Ability to work closely with customer during site emergencies.
  • Excellent oral and written communications
  • Excellent interpersonal skills, i.e., listening to customer needs, articulating path forward and giving solutions that provide value to the customer, etc.
  • Accurately document electronic and paper cataloging system in order to provide information to customer or regulatory personnel. 
  • Strive for quick complaint resolution; to resolve problems on the first call and avoid escalation of issues through operational knowledge.

As the BMS Control Room Operator you will be expected to:

Minimum Requirements:

  • High school diploma or equivalent. 
  • Five years of technical experience in any skilled trade including operating and maintaining chilled water systems in a large commercial or industrial environment or equivalent. At least 1 year of experience in the operation of building management systems and chilled water generation and distribution.
  • Ability to obtain a security access badge at our client’s location.
  • Ability to obtain an appropriate driver's license issued by the State Department of Motor Vehicles, as requested.
  • Must be able to obtain and maintain facility credentials/authorization. Note: US Citizenship or Permanent Residency is required for facility credentials/authorization at this work location.
  • This position does not include sponsorship for United States work authorization.

Some physical/special requirements include: 

  • Regularly lift to 50 lbs 
  • Regularly climb ladders, steps, and scaffolding 
  • Repetitive motions: bend, stoop, squat, kneel, stretch, reach, wrist movement. 
  • Walk extensively throughout the plant during shift. 
  • Work at an accelerated pace in emergency conditions 
  • Wear steel toe safety shoes, safety glasses, gloves, hard hats, and other Personal Protective Equipment as needed. 
  • Cope with demands (stressors) that are associated with the job and/or the work environment. 

Preferred Requirements:

  • Technical degree preferred.
  • CT state OE2 license or the ability to obtain one within a year of service.
  • Ability to read and understand repair manuals, specifications, drawings, and schematic diagrams.
  • Experience working with heavy industrial or manufacturing plant steam systems, centrifugal chillers, air handling units, cooling towers, air compressors, air dryers, heat exchangers, exhaust systems, pneumatic controls, and building automation control systems.
  • Experience using a Computerized Maintenance Management System (CMMS); EAMS experience is a plus.
  • Experience interpreting a variety of instructions furnished in written, oral, diagram, or schedule form.
  • Excellent verbal and written communication skills.
